How To Choose a Flat Roof for Your Commercial Building

Picking out a roof for your commercial property used to be a simple thing. As long as it remained watertight and kept its contents dry, you’re all set. While most of them have come and gone, there are two main systems that have stood the test of time and are what your commercial roofing contractor will most likely recommend.

Single-Ply Roofing Systems

Single-ply is currently the preferred choice when it comes to flat commercial roofs. They are economical, durable, and are typically warranted in excess of 30 years. PVC, TPO, and EPDM roofs are all single-ply roofing systems and one thing that they share in common is that they are much cleaner to apply than raw asphalt-based roofs. 

Single-ply roofing systems are recommended by roof repair  and installation companies for offices, warehouses, and other types of commercial buildings where foot traffic will be limited.

Asphalt-Based Roofing Systems

Asphalt-based roofing systems, on the other hand, were the previous industrial standard. They have been around for well over a century and are composed of multiple layers of heated or cold-based asphalt. They are extremely resilient and, when maintained properly, can last over 50 years. They are commonly found in manufacturing facilities and educational institutions. One disadvantage that asphalt-based products have is their pricing. Prices for asphalt-based roofing systems can be a bit volatile as it largely depends on the current world values of petroleum which is its primary ingredient.
