The Challenges & Principles of Leak Detection in Commercial Roofs

Finding the source of a leak in a commercial roof isn’t as simple or easy as it sounds. This process can be time-consuming because the path water travels can be difficult to detect. Sometimes what’s causing the problem can be hundreds of feet away from the leak.

How Roofers Usually Locate Leaks

When your roofer arrives, they’ll first ask to have a look at the affected area inside. They’ll measure the leak to locate a starting point to reference when they go up to the roof. If the decking’s underside is exposed, the roofer will note the direction the flutes are running and whether there are penetrations around it. Some of the tools roofing contractors use include infrared roof moisture scanners, spry racks and moisture meters.

For structures with ceiling tiles, roofing professionals will need to remove at least two of them during the leak detection process. Moreover, metal decks have low flutes where water can build up and travel from 10 to 100 feet before it manifests itself indoors as a leak. This situation can add more time to the process.

Common Challenges

Once the roofer has accessed and mapped out the leak location, they’ll begin inspecting roofing components like curb pipes, drains and flashing. The investigation process can take more time if your commercial roofing system is old and filled with dirt and debris. When the roof doesn’t have penetrations, your roofer will have to crawl on his hands and knees to look for the source of the leak.

Another challenge in locating leaks is the presence of multiple roof systems. This is because water can travel a long way when there are at least two roofing systems in place. The underlying roof may not have openings to let water through for several hundred feet, making spotting the entry point more taxing and time-intensive.
